If you work from your home, there are a number of expenses that you can deduct if you are either self-employed, a commissioned employee or a professional.
The amount that you are eligible to claim corresponds to the percentage of the home used for the business and expenses which could be claimed include, but are not limited to:

Tax Benefits On Home Loans For Joint Owners
The joint owners, who are also co-borrowers of a self-occupied house property, can claim a deduction on interest on the home loan up to Rs 2 lakh each. And deduction on principal repayments, including a deduction for stamp duty and registration charges under Section 80C within the overall limit of Rs.1.5 lakh for each of the joint owners. These deductions are allowed to be claimed in the same ratio as that of the ownership share in the property.
You may have taken the loan jointly, but unless you are an owner in the property you are not entitled to the tax benefits. There have been situations where the property is owned by a parent and the parent and child together take up a loan which is paid off only by the child. In such a case the child, who is not a co-owner is devoid of the tax benefits on the home loan.
Therefore, to claim the tax benefits on the property:
Each co-owner can claim a deduction of maximum Rs 1.5 lakh towards repayment of principal under section 80C. This is within the overall limit of Rs 1.5 lakh of Section 80C. Therefore, you can avail a larger tax benefit against the interest paid on home loan when the property is jointly owned and your interest outgo exceeds Rs 2 lakh per year.

Evictions are expensive, but a landlord can deduct court fees and legal fees in these situations. Additionally, any professional fees or services such as accounting, real estate agent, attorney, and bookkeeping can be deducted.

What Is A 1031 Exchange
When you eventually sell your rental property, you could be on the hook for capital gains and depreciation recapture taxes. Many real estate investors defer these taxes by using a 1031 exchange, which lets you swap one investment property for another. According to the IRS, the exchanged properties must be like-kind, meaning “theyre of the same nature or character, even if they differ in grade or quality.” In general, properties are considered like-kind, whether theyre improved or unimproved.
The Tax Cuts And Jobs Act Limit
The TCJA limits the amount of property taxes you can claim. It placed a $10,000 cap on deductions for state, local, and property taxes collectively beginning in 2018. This ceiling applies to any income taxes you pay at the state or local level, as well as property taxes. All these taxes fall under the same umbrella.
You no longer get a $12,000 deduction if you spend $6,000 on state income taxes and $6,000 on property taxes, thanks to the TCJA. You can claim $10,000 of these expenses, but the law effectively forces you to leave $2,000 on the table, unclaimed.

A Tax Deduction On Home Loan Interest: Section 24
Homeowners can claim a deduction of up to Rs 2 lakh on their home loan interest, if the owner or his family resides in the house property. The same treatment applies when the house is vacant. If you have rented out the property, the entire home loan interest is allowed as a deduction.
However, your deduction on interest is limited to Rs. 30,000 instead of Rs 2 lakhs if any of the following conditions are satisfied:
- The loan is taken on or after 1 April 1999, and
- The purchase or construction is not completed within 5 years from the end of the FY in which loan was availed.
B. Condition II
- The loan is taken before 1 April 1999.
- The loan is taken on or after 1 April 1999 for the purpose of repairs or renewal of the house property.
When is the deduction limited to Rs 30,000?
As already mentioned, if the construction of the property is not completed within 5 years, the deduction on home loan interest shall be limited to Rs. 30,000. The period of 5 years is calculated from the end of the financial year in which loan was taken. So, if the loan was taken on 30th April 2015, the construction of the property should be completed by 31st March 2021. . Note: Interest deduction can only be claimed, starting in the financial year in which the construction of the property is completed.

State And Local Real Estate Taxes
Deductible real estate taxes are generally any state or local taxes on real property levied for the general public welfare. The charge must be uniform against all real property in the jurisdiction at a like rate.
There are popular loan programs that finance energy saving improvements through government-approved programs. You sign up for a home energy system loan and use the proceeds to make energy improvements to your home. In some programs, the loan is secured by a lien on your home and appears as a special assessment or special tax on your real estate property tax bill over the period of the loan. The payments on these loans may appear to be deductible real estate taxes however, they’re not deductible real estate taxes. Assessments or taxes associated with a specific improvement benefitting one home aren’t deductible. However, the interest portion of your payment may be deductible as home mortgage interest. Refer to Publication 936, Home Mortgage Interest Deduction and Can I Deduct My Mortgage-Related Expenses? to see whether you might qualify for a home mortgage interest expense deduction.
If a portion of your monthly mortgage payment goes into an escrow account, and periodically the lender pays your real estate taxes out of the account to the local government, don’t deduct the amount paid into the escrow account. Only deduct the amount actually paid out of the escrow account during the year to the taxing authority.
You Must Itemize To Deduct Your Property Taxes
Property tax is deducted as an itemized personal deduction on IRS Schedule A. This means you may deduct your property taxes only if you itemize your personal deductions instead of taking the standard deduction. The Tax Cuts and Jobs Act roughly doubled the standard deduction to $12,000 for single taxpayers and $24,000 for married taxpayers who file jointly .
You should itemize your deductions on Schedule A only if all your itemized deductions exceed the $12,000 or $24,000 threshold. With the standard deduction so high, far fewer taxpayers will be able to itemize their deductions than in the past. In fact, millions of homeowners who have property tax bills will be unable to deduct them.
Example: Stan and Sandra are married homeowners who pay $3,000 in property tax each year and $2,000 in state income tax. Their total itemized deductions amount to $8,000 so they take the $24,00 standard deduction instead of itemizing. They get no deduction for their property taxes.
However, many homeowners who can’t deduct their property taxes will still be better off because they benefit from the high standard deduction and other tax reductions brought about by the Tax Cuts and Jobs Act.

How Much Property Tax Can You Deduct Maximum Amount
You can deduct a maximum of $10.000 a year. This is then a combination of state, federal and local income taxes. This makes sense, considering New York property taxes are vastly different from Florida property taxes for example. Also, if you are married and filing seperately, this is reduced to $5.000 per person.

Are There Exceptions To The Property Tax Deduction
You can’t claim deductions for every kind of tax levied against your properties. For instance, you can’t deduct the cost of any assessments levied against you for the building of streets, water systems, sewer systems and sidewalks in your community. You can’t deduct the portion of your property tax bill that’s allocated for services such as water or trash collection.
If you live in a building or community that charges homeowners association fees, you can’t deduct them. And you also can’t deduct any payments you’ve made on loans that finance the addition of energy-saving improvements to your home. Depending on your situation, there may be other deductions and credits available for these energy-saving home improvements.
Can I Deduct Property Taxes
Generally, you can deduct real estate taxes paid on a property in the year you pay them.
Real estate taxes are deductible if:
- Based on the value of the property.
- Levied uniformly throughout your community.
- Used for a governmental or general community purpose.
- Assessed and paid before the end of the tax year.

What Is Passive Income From Real Estate
In general, real estate investments are considered to be passive income because revenue is generated from the money you invested.
Usually how it works is, you go out and get a loan which you use your own money to put down a downpayment.
Then you use the loan money to get a rental property, and then that rental property pays you every month.
So basically, without money, you would likely not have the rental property, so its treated as passive EVEN if you actively are maintaining the property.

Amounts You Can Deduct As An Employer
You can deduct gross salaries and other benefits you pay to employees.
Do not include:
- salaries and wages such as direct wage costs or subcontracts
- drawings of the owners of the business
- salaries or drawings of the owners of the business since salaries or drawings paid or payable to you or your partners are not deductible
The Canada Pension Plan is for all workers, including the self-employed. Employers, employees and most self-employed individuals must contribute to the CPP. The CPP can provide basic benefits when you retire or if you become disabled. You can deduct the property taxes you pay directly to the taxing authority, as well as any paid into an escrow account that is included in your mortgage payments. In the latter case, your mortgage lender pays the taxing authority on your behalf.

You can deduct accounting and legal fees you incur to get advice and help with keeping your records. You can also deduct fees you incur for preparing and filing your income tax and GST/HST returns.
You can deduct accounting or legal fees you paid to have an objection or appeal prepared against an assessment for income tax, Canada Pension Plan or Quebec Pension Plan contributions, or employment insurance premiums. However, the full amount of these deductible fees must first be reduced by any reimbursement of these fees that you have received. Enter the difference on line 23200, Other deductions, of your income tax return .
If you received a reimbursement in the tax year, for the types of fees that you deducted in a previous year, report the amount you received on line 13000, Other income, of your income tax return of the current year .
